You’re absolutely right that some pre-sells are full of too much hype. Hype helps but too much of it especially in a pre-sell just makes people suspicious of your motives. Adding something negative really helps to balance things out and sometime you can even make the negative a positive.

I think some pre-sells are too hypey, but if you give an honest review, people will appreciate that more, even adding something negative about the product will always help.
